You can sell your property to someone not represented by an agent and pay a portion of the buyer agent commission, however, if an agent brings a buyer, that agent will need to be paid the full commission.  This model was built to help sellers keep more of their equity in their pockets.

No, we utilize the app called ShowingTime (depending on the MLS) that all agents utilize to request showings.  We will make sure to add the seller's contact information on the app so you receive the notifications on requests and you can confirm your own showings.

Our normal business hours are 9-5 M-F and 9-12 noon on Saturday. However, we do check emails during non-business hours 7 days a week.

Yes, you may cancel your listing at anytime, unless your home is under contract.

No, only a licensed REALTOR® who is member NAR (National Association of Realtors) and the local MLS board can list on the MLS. There is no other way.
No, you will owe 0.5% at closing on the listing side and the buyer's agent commission rate (typically going rate is 3%). 
Unless you take advantage of our one-time fee marketing and service fee package of $1,295 (non-refundable) all you would owe is the buyer agent fee regardless of who brings the buyer (representation or no representation).  As sellers, you do have your own customary closing fees that are due at closing that comes with selling your home.
The buyer's agent and settlement company do most of the paperwork, but we are here to ensure all listing paperwork and any other documents to follow are fully complete. 
Many sellers do use this option. However, some have never heard of listing for a flat fee and some feel there is some catch or it is too good to be true. The more research you do, you will see this is the best way to sell a property. Some people may be misled by the traditional brokerage to think that they are getting more service with a 6 or 7% option. We have many happy clients who were smart enough to go this route.
Your MLS# is generated at the time we list your property on the MLS. Once listed we will email you a PDF of the listing and MLS number.
No, as your listing looks just like all other listings on the MLS. You are listed the exact same way as all other listings. How much money you pay us to list your property is not posted on the MLS and agents are not concerned with how much you paid us, they are only concerned with how much money they will make. No, you are not considered a For Sale By Owner as you are exclusively listed with a brokerage and now cooperating with other brokerages.
In order for us to continue to offer this service, we have to reserve the right to make all of our MLS packages non-refundable.
Once the property hits the MLS and you decide to cancel early the upfront fee is non-refundable.

No, as your listing broker lists all across the state and not located in the same city you are asking him to list your home at.  All communication will be done by email or text.  Phone calls can potentionally be scheduled but are limited based on availability.
