IMPORTANT - Because this is For Sale By Owner and because we do not come to the home to remove the lockbox for you – we offer the below suggestion. 
We we always recommend to clients to get a bike chain and lock it around a fence or rail and slide the lockbox on to that – so when you have sold – you can easily get the box off the chain to return to us. This prevents the problem of you having to unscrew the doorknob to get the box off to return to us.

DO YOU WANT A LOCKBOX?
YES!  You can not always be there.  Many agents won't bother showing a property that says NO Lockbox - they don't need the hassle to coordinate showing the home. Realtors also do not want you at the home when they are showing it. Keep track of who has been in your home and give Realtors Access when they need it.

ARE THEIR PROS AND CONS OF EACH LOCKBOX?
You have your choice between the Realtor lockbox or a combo box.

Realtor Lockbox - It cannot be taken off the door by you - only an agent can. This is only a problem if you sell your property without an agent.  If sold by owner, you will need to remove the doorknob and send it back to us so we can remove the lockbox (most sellers are so happy they didn't pay a commission - they do not care if they have to buy a new doorknob which costs about $50). Realtors prefer the realtor lockbox.


The second choice is a combo box.  You can easily remove the box from the door when your home is sold. If you prefer agents to call before going to see the home (not just show up and walk in) then this is another advantage of the combo lockbox. You, the seller, give out the combo to the agent which gives you control when agents show up. We do not recommend putting the combo in the remarks as strangers could end up with it.  (Combo boxes are not allowed in the Richmond or Williamsburg MLS.)
 
Please remember - if we advertise there is a lockbox on the door and an agent shows up and it is not there - you will get fined by the MLS. Remember it must stay on the door unless you notify us you are removing it and sending it back to us.

HOW DO WE REMOVE THE LOCKBOX OFF THE DOOR?
The realtor lockbox CANNOT be taken off the door by you - only by an agent.
so we recommend that you get a bike chain and lock it around a fence, tree or rail and slide lockboxes onto that so you can easily get the box off the chain to return to us  Be sure to let us know where the lockbox is so we can note it in the listing.
The selling agent can take it off the door on the day of walk-through - just give us a call or shoot us an e-mail for the code they will need to use with their realtor key to remove it for you.
If sold by owner, you have several options. Call a Realtor friend to remove it for you. Or, You can forfeit your deposit and have our driver pick up the box (only available in certain areas). Many of our clients don't care about the deposit since they have saved the full 6% if they sold by owner. Or you can remove the doorknob and send it back to us or bring it to us so we can remove the lockbox from the knob (Remember a new doorknob costs about $50 and you just saved 6%).  We do not mail keys back to you for obvious security reasons.

IF WE RENT A LOCKBOX, WOULD A REALTOR BE ABLE TO ENTER THE HOME UNANNOUNCED?
We can put in the agent remarks in the MLS system that the agent must call first before showing the home - however some agents do not read - so we would encourage you to put a postcard on the front door by the lockbox stating appt required - do not enter without calling first.

Lockbox deposit is refunded when owner/landlord returns lockbox in Clean, Unmarked and Reusable Condition. Failure to return lockbox means seller will forfeit all deposits + $150 additional fee.
