IMPORTANT - Because this is For Sale By Owner and because we do not come to the home to remove the lockbox for you – we offer the below suggestion. 
STRONGLY RECOMMENDED for the seller to purchase a bike chain.  Slide lockbox onto the chain and lock it on a fence or rail. 
This prevents the issue for how to get it off the door to return to us.
Othwise you will need to u
nscrew the door knob to remove the lockbox so you can return it to us.

DO YOU WANT A LOCKBOX?
ALWAYS!  Unless you do not have a life, you can not always be home to let agents into your home. 
Often agents will not even try to show a property that says NO Lockbox.  They don't have time to waste.
Agents do not want you at the home when they arrive. 
Another advantage to the Realtor lockbox is that is keeps a log of who has been in your home in addition to providing easy access to the Realtors.


WHAT ARE PROS AND CONS OF THE REALTOR LOCKBOX AND COMBO LOCKBOX and REMOVAL FROM THE DOOR?
Realtor Lockbox - Can only be removed from the door by an agent (SEE ABOVE ABOUT BICYCLE CHAIN). 
If you sell your property "By Owner" or if the agent doesn't want to remove the box for you, this is a problem.
Only other way to get the box off the door is to remove the doorknob.. Realtors prefer the realtor lockbox.
The Buyer Agent can remove the lockbox on the day of walk-through (if they agree - the do not have to).
Call or
e-mail us a few days prior for the code the agent will need to use with their realtor key to remove it for you.
If sold by owner, you have several options. Call a Realtor friend to remove it for you. Or, You can forfeit your deposit and have our driver pick up the box (only available in certain areas).
Some clients don't care about the deposit since they saved the full 6% since they sold by owner.
Or you can remove the doorknob and then mail the lockbox back to us (Remember a new doorknob costs about $50 and you just saved 6%).  
We do not mail keys back to you for obvious security reasons.


The second choice is a combo box.  You can easily take the combo box off the door when you are ready to close on your home so you can easily return it to us.
Some Sellers want the agents to call before showing their home (not just show up and walk in).
You give the combo to the Realtor in order for them to get into the home. 
Never put the combo in the agent remarks as often buyers see the printouts. (Combo boxes are not allowed in the Richmond, Williamsburg or New River MLS systems.)

 
Important:  If you listing states you have a lockbox - it MUST be on the door or fence, etc.
If Realtor arrives to show your home and the lockbox is not there - the MLS will fine you.  

Don't forget to let us know where the lockbox is so we can put it in the agent remarks of our mls listing

IF WE RENT A LOCKBOX, WOULD A REALTOR BE ABLE TO ENTER THE HOME UNANNOUNCED?
The agent remarks will have your showing instructions in there - BUT many Realtors do not read.
Our suggestion is to place a postcard on the front door above the lockbox stating appt is required - do not enter without calling first.

Lockbox deposit is refunded when owner/landlord returns lockbox in Clean, Unmarked and Reusable Condition. Failure to return lockbox means seller will forfeit all deposits + $150 additional fee.
