It does not include: FSBO Listing (1/3 of buyers come in FSBO and then there is NO commission), nor does it include Showing Service, signs, lockbox, Facebook, featured home, etc.

Listing term depends on listing plan.
Until Sold (w/Full Service Plan) only available in BRIGHT, REIN, CVR, WAAR, CAAR or CBRAR MLS areas.
12 Months is offered for other MLS areas with "Full Service" Plan.
Canceling your listing at anytime, is not a problem, unless your home is under contract, per MLS rules.
All rented signs/lockbox must be returned prior to pulling your listing (by appt only). 

Display all your pictures on the MLS and most Websites. Showcase your home.
Buyers want pictures otherwise they think something is wrong with your home - thus the reason you are not showing all pictures.

Realtor Lockbox - It is your responsibility to return the lockbox back to us PRIOR to closing day.
Once you lock the Realtor Lockbox,  you will not be able to remove the key, only agent can do this - so DO NOT put your only key in the box.  :-)

Combo Boxes are not allowed in Williamsburg, Richmond or New River Valley MLS Systems. It is your responsiblity to return the lockbox back to us PRIOR to closing day.
Virginia Realtor Lockboxes are offered for (Northern VA and Surrounding areas), Richmond, Williamsburg and Virginia Beach and surrounding areas)
 

IMPORTANT - READ - Because this is For Sale By Owner and because we do not come to the home to remove the lockbox for you – we offer the below suggestion. 
We always recommend to clients to attach the lockbox to the door with a zip tie so you can cut the zip tie when you need to remove the lockbox from your door– so if there is an issue with the box (batteries die, box malfunctions or when you have sold) – you can easily get the box off the zip tie or bike chain to return to us. This prevents the problem of you having to unscrew the doorknob to get the box off to return to us.  BOXES MUST NOT BE WHERE THEY WILL GET WET OR WATER IN BOX
