Welcome to Flat Fee Group, Kermath Realty's Listing Steps
In order for us to list your home, ALL listing documents must be completed, returned with photos and a description. These are below in either .pdf for you to print, fill in and return or digitally.
FORM NAME
DESCRIPTION OF FORM
Listing agreement
Every home in the mls has to have this, it establishes the listing price, date, commission should there be a buyers agnet along with other things. NOTE: You should offer the standard 3% to a buyers agent. If not we risk agents avoiding our listing.
Sellers Disclosures
Required by state, discloses the condition of your home and all mechanical systems. If in doubt disclose, you do not want any liability later so be honest, complete, initial, date and sign.
Lead Based
Required by state even on new homes. Discloses the known presense of lead based paint. There is a checkbox if the home was built after 1978 but we still need the form to list.
Agency relationship
Discloses the relationship we have with you. If you are full service then we have a fiduciary responsibility to you. If limited service we do not but still a required form.
Data Sheet
Each MLS has it's own datasheet. This "Datasheet" give us the information to input your property into the mls. Make sure it is completed as best you can or there will be delays.
Photos: Photos can become a time consuming thing. We will put them in a logical order but if you want them in a specific order then you should rename them on your computer like, 1.jpg, 2.jpg, 3.jpg and so on, this way they will automatically upload in your order. PHOTOS MUST BE IN .JPG FORMAT. Click here for more info on how to do photos.
Remarks: Each MLS allows specific characters but most will allow up to 1,000 characters including spaces. The best bet is to email us the remarks so we can paste them right into the listing.
Once we have the docs, photos and remarks, we will input your listing within 24 hours and get a "Partially saved listing to you to proof for any errors. You proof it then we go live! We'll also get the sign and or lockbox out too so make sure you confirm the address where to mail the sign.
NOTE: Make sure you scroll down to complete each form! We are enclosing both .pdf ( you can open print and save on your computer or print or do the form digitally which we think is easier, but you can do either way.
Datasheet: This sheet gives us the necessary data to input your home into the MLS. Each MLS has it's own datasheet specific to that MLS / part of the state. NOTE: If you do not fill this in completely we cannot input it. Choose the county the property is in.
SELECT YOUR COUNTY FOR THE DATASHEET:
1. LISTING AGREEMENT: Do this digitally below or click here for the .pdf version. All homes listed in the MLS must have this. Ideally you should offer 3% othewise you risk some agents avoiding your home! We want this to work and it works better working "With" agents, not against them, this means offering the standard fee.
2. PDF FORM: Lead Based Paint Disclosure: Even homes built after 1978 must have this signed.Digital lead based paint form:
3. PDF FORM: Sellers Disclosure: Discloses the condition of items in your home. Be honest here, you do not want to give a buyer the opportunity to come back later if something wasn't disclosed. If in doubt, disclose!
4. PDF FORM: Agency Relationship. Describes the relationship we have with you as listing agent. Limited service or Full service.
Additional things to help you sell quickly & for top dollar!
Welcome Letter:This is a must read! It will save you time explaining how the process works and give you important tips on selling your home.
Home Warrantee: A home warrantee provides peace of mind for many buyers & can sometimes be the determining factor whether or not you make a deal, especially if there are inspection issues.. The fee for a home warrantee varies but is usually around $400. We order many warranties for clients.
It's actually less expensive when we order for you. You can order with our account information for the discount. Go to www.hwahomewarranty.com, near the top for "Login" use jeff@flatfeemichigan.com then the password is 123456 and you can order & get the discount!
Title Insurance: As a seller, you have to provide good "Title" to the buyer. The cost for title is regulated by the state. Many people think if they order title from the company they had it done by before, they'll pay less. This is not necessarily true. You can order "Title" from many companies. One of the companies that has provided outstanding service with quick closings is Liberty Title. Liberty Title covers all of the greateer Detroit area west to Lansing. See Liberty Title for more information.
Staging: This is perhaps the greatest area overlooked when selling a home. The more perfect / turn key you make your home, the faster it will sell & for a higher price. There are many sites to help you, here's one.
How To Submit Photos for Your Michigan MLS Listing
Many people seem to have difficulty emailing photos. I designed this to make it as quick and easy to email photos to us!
All photos need to be in .jpg format
All photos to be emailed to us prior to the listing going live. If we have to go in and add photos later there could be a $25 fee.
All photos need to be “Attached” as an email attachment. We do not go to outside sites like Shutterfly or any other site to obtain your photos. Some Mac users send them and they’re embedded in the email, they must be as attachments, we cannot right click to get them.
The order of the photos: The most important photo is generally the front exterior then kitchen area. We will put your photos in a logical order unless we are directed to put them in a specific order.
If you want photos in a specific order: You will need to “Rename” each photo the order you want. Rename each photo like this: 1front.jpeg, 2kitchen.jpg, 3greatroom.jpeg and so on, DO NOT email them without renaming and a note telling us what order to put them it, it is far to confusing and usually creates issues later.
Size of photo. These are small photos on the internet, not large photos on the wall. As such they can be small, between 100k to 200k in size. All photos need to be resized or “Resaved” to under 200k.
IF YOU DON’T KNOW HOW TO RESIZE: Here’s how! Go to http://picasa.google.com/. This is free photo editing software from Google. With this software, you can email, print, resize and do anything you wish to easily, this is great, free software.
Load Picasa on your computer, it should find all of the photos on your computer.
Choose the photos you want to send to us and one by one make sure they are rotated properly. Next make sure you “Lighten” or “Darken” each photo to the desired light level. This is important! If your photos are too dark people can’t see the room properly.
After you have all your photos for your home just right you will need to “Resize”. Here’s how: Select all photo’s to email us by holding the shift key down.
After you have all photos selected to the top menu bar and choose “File”, scroll down to “Export to picture folder”. When you do this a window opens up. Note the bar that is asking you how to “Resize” the photos, you can adjust this but it is set as a default to 480 pixels. This is fine. Make sure you hit the “Browse” and choose the destination folder.
Select “Export”. These resized photos will be saved to the folder you choose.
YOU’RE DONE. Photos have been resized or compressed to a smaller size. NOTE, your original photos are still in their original format and size if you want to use them later for another purpose.
Now, after saying all of this, if you cannot figure this out just email the photos to us and we’ll put them in a logical order for you. We do this all day so rest assured it will look fine. If you cannot resize the photos then most likely they will be large, 2megs to 5 megs so send only 4 or 5 at a time or they will not come through.
Hope this helps.
