Only licensed brokers can put a home on the MLS, so every "flat fee MLS" or "low commission" option in Utah ends with a licensed broker entering your listing. What differs is how many companies stand between you and that broker, and who gets paid along the way. This guide explains the three common models, shows how Flat Fee Group works in Utah with Principal Broker Lynn Fillmore of Town & Country Apollo Properties, and lists the questions to ask before you sign.
1. Direct flat-fee MLS broker. You sign a listing agreement with a licensed broker, who enters your home on the MLS, makes your listing changes and takes your calls. Flat Fee Group works this way. It is a national co-op of direct flat-fee MLS brokers, with one licensed broker per state.
2. Marketplace or technology platform. A national website takes your order and payment, and a licensed broker in your market places the listing. Houzeo is an example. Its Terms of Use describe it as "a technology platform connecting consumers with licensed real estate brokers" that "does not provide brokerage services or act as a real estate broker," and say its brokerage entities "may receive referral fees."
3. Agent-referral company. A referral company matches you with a traditional agent who has agreed to a discounted rate, and the agent pays the company part of the commission. Clever Real Estate is an example. Its terms state, "CLEVER IS MERELY A REFERRAL SERVICE," and its FAQ says it "earns a referral fee from the agent's commission when a transaction closes."

In Utah you list directly with Lynn Fillmore, Principal Broker of Town & Country Apollo Properties, license Utah 5478881-PB00. Town & Country Apollo Properties holds memberships in four Utah MLS systems: Wasatch Front Regional MLS (WFRMLS), Park City MLS (Wasatch Back), Iron County MLS and Washington County MLS. All four feed to Realtor.com, and listings also reach sites such as Zillow, Trulia and Redfin. Aligned Showing is available on WFRMLS. There are four plans:
Every plan has an MLS compliance fee of 0.25% of the net sale price, paid at closing. You may cancel at any time, for any reason, unless your home is under contract. Even on the limited-service plans, Utah requires the Principal Broker to accept and present offers, advise you on offers and help you prepare and communicate counteroffers.
Yes. Only licensed brokers who are MLS participants can enter listings. The difference is whether you work with that broker directly or through another company.
Not necessarily. They are legal when properly licensed, but they are part of the cost, so it's fair to ask whether anyone is receiving one.
Not exactly. A marketplace like Houzeo sells listing plans and technology, and partner brokers place the listings. A referral company like Clever matches you with an agent and is paid by that agent. Both put another company between you and your listing broker.
Use the Utah Division of Real Estate's license lookup. Lynn Fillmore's license number is Utah 5478881-PB00.
No. After the NAR settlement, buyer's agent compensation is negotiable and is not advertised on the MLS. In Utah, a buyer can request it in the purchase contract, and you can accept, decline or negotiate it like any other term.
