Houzeo is a well-known national flat fee MLS website. Flat Fee Group works differently. In Utah, you list directly with Principal Broker Lynn Fillmore of Town & Country Apollo Properties (license Utah 5478881-PB00), whose office enters your home on the MLS. Nobody takes your order and passes it to another company. Below are the facts side by side, so you can pick the option that fits how you want to sell.

How each company works

Houzeo describes itself in its Terms of Use as "a technology platform connecting consumers with licensed real estate brokers." The same terms say Houzeo "does not provide brokerage services or act as a real estate broker" and that "all brokerage activities are performed solely by licensed brokers in their respective states." The terms also say its brokerage entities "may receive referral fees, but only as permitted by law." (As listed on houzeo.com/terms-of-use, checked October 2026.)

Flat Fee Group is a national co-op of direct flat-fee MLS brokers, with one licensed broker per state. In Utah that broker is Lynn Fillmore. Town & Country Apollo Properties holds memberships in four Utah MLS systems: Wasatch Front Regional MLS (WFRMLS), Park City MLS (Wasatch Back), Iron County MLS and Washington County MLS. All four feed to Realtor.com. Your listing agreement is with Lynn's office, and the office you call is the one that controls your MLS listing.

Houzeo prices and terms are as listed on houzeo.com/pricing, checked October 2026. That page shows national pricing and says "services and pricing may vary" and "not all plans [are] available in all markets," so confirm current Utah pricing with Houzeo. Any buyer's agent compensation you agree to is separate in every case.

What the price difference looks like on a $450,000 home

Both companies charge something upfront, and both can add a percentage at closing, so compare the total. Flat Fee Group figures include the 0.25% MLS compliance fee ($1,125 on $450,000). Houzeo figures use its prices as listed on houzeo.com/pricing, checked October 2026:

Level Flat Fee Group Utah Houzeo
Entry level Silver-Ltd.: $599 + $1,125 = $1,724 (up to 12 months) Bronze: $399, nothing at closing (6 months)
Broker help Gold: $999 + $1,125 = $2,124 Gold: $479 + $4,500 = $4,979
Top plan Platinum: $1,999 + $1,125 = $3,124 Platinum: $499 + $5,625 = $6,124

At the entry level, Houzeo's Bronze plan costs less in total. On the full-service plans, Flat Fee Group's Gold and Platinum cost less on this sale price because the percentage at closing is much smaller. Plan features are not identical, so read each plan's current details before you choose.

What the differences mean for you

One point of contact. With a platform, you may deal with a support team, a listing broker, and a separate point of contact. Houzeo's pricing notes describe a broker's point of contact who helps "communicate between the broker, buyer agent, and the closing agent." With Flat Fee Group, you work with Lynn Fillmore's office from your first question through closing.

Listing changes. Price, photo and status changes go straight to the broker who controls your MLS listing. Lynn's office updates listings the same day or within 24 hours of a written request.

Showings. Aligned Showing is available on WFRMLS, and the Silver-Ltd. plan includes the MLS showing service. Other showing services may be available on the other Utah MLS systems.

Cancellation fine print. As listed on the Houzeo Help Center, checked October 2026, Houzeo also describes a 180-day broker protection period after cancellation. Read any listing agreement before you sign it.

Where Houzeo is strong

Houzeo offers several plan levels from one national website, from a basic MLS listing up to a "virtual full service" plan, and its Bronze plan has a low total cost. If you want to order and manage everything online, it's worth a look. If you would rather work directly with a licensed Utah Principal Broker you can call, Flat Fee Group is built for that.
